Complex phased construction of logistics sites.
Citrus is a real estate investment and development company based in London. We were involved with their Integra61 development from the planning stages and throughout pre-contract, procurement and construction, providing consulting advice, design, energy modelling and governance.
The project involved the development of a strategic site at Bowburn in County Durham, with the phases being developed as logistics sites at the same time as DC3, a multi-unit project, and DC5, a single unit project.
Four new industrial warehouse units were created, ranging from 43,000 to 151,960 sq ft. All units incorporated multi-floor offices fitted out to Cat A standards, along with a multi-floor hub office and gatehouse associated with DC5.
Works included new access roads, car parking, loading bays and green space, along with a new utility services infrastructure. In addition, the adoptable carriageway was extended across a flowing watercourse to service the land to its western bank.
Key challenges included the complex programming of onsite, infrastructure and access works. The project also achieved BREEAM ‘Excellent’, requiring significant engineering input including energy modelling and production of complex energy studies and reports.
