A 9,000 sq ft refurbishment on the first floor of a corporate HQ.
ESP provided an early due diligence survey and review in response to the planned lifecycle replacement of end-of-life fan coil units. We also identified other assets that would also be due for replacement in the coming five years and reviewed call-outs to the help desk to establish any other ongoing issues.
As a result, the scope was increased, and a budget was secured to help make sure that further disruption would not be required within the five-year period. Work packages were delivered in parallel under the management of one main contractor.
ESP provided a RIBA Stage 3 specification and drawings, and provided a governance role to verify the contractor proposals, inspection of the works during construction, and attendance at the final system witnessing.
The project’s objectives included a holistic operations and people-first approach, avoidance of future disruption, the combination of work with other trades, wider improvements for the users and a reduction of construction premium costs, along with a compressed programme. Care was also taken to make sure the project had a sustainable focus and that new technology was embraced.
